Chichester Community Development Trust is inviting expressions of interest from organisations to occupy and operate Phase 1 Hall in the new Minerva Centre, and the tender opens on 30 September.
The Minerva Centre opens in March 2027 at the heart of Minerva Heights, a growing neighbourhood of around 1,500 homes. The Phase 1 Hall is a substantial 279.74m² space with two dedicated storage areas, and the successful operator will be an anchor tenant in the Centre.
After community consultation, residents told us they’d love to see:
- A functional community gym
- A nursery or early years provider
- Health and wellbeing facilities
- Children’s activities and family services
We also welcome other ideas, such as dance and performing arts, rehabilitation or educational providers, as long as they show strong community benefit and a sustainable business model.
The details
- A licence to operate for 5 to 15 years
- An indicative annual rent or licence fee of £15,000 to £30,000, tendered by the applicant
- Business rates paid by CCDT, and no service charge
- Open at least 9am to 5pm, Monday to Friday, with extended hours encouraged
Proposals will be judged on quality, community benefit and social impact, financial sustainability, experience, and rent and investment offered.
